13 enclosed malls closed or set a closing in 2026, and more are in receivership

At least 13 enclosed malls in 11 states closed their interiors in 2026 or, during 2026, set a date to close. At most of them, anchor stores with their own outside entrances stay open, so the mall corridors close while a Boscov's, Macy's or theater keeps going. Five more malls went into receivership, foreclosure or liquidation this year without closing. Two are set to close: Neshaminy Mall in Bensalem, PA, "expected by the end of October," and Boynton Beach Mall in Boynton Beach, FL, where tenants must vacate by Jan. 15, 2027, WPTV reported. The U.S. Sun, relaying the South Florida Sun Sentinel, reported that the mall will close that day, while JCPenney, which owns its space, stays open.

Why they are closing

  • Redevelopment. The most common story is a mall cleared for something else.
    • Crystal Mall, Waterford, CT: "Defense contractor General Dynamics Electric Boat plans to transform the space into office buildings by 2027."
    • MacArthur Center, Norfolk, VA: "The city is set to replace the mall with a mixed-use development including hotels, housing and retail," The U.S. Sun reported.
    • Boulevard Mall, Amherst, NY: planned as "a mixed-used, multi-purpose site that will have a community center, housing, and retail shops."
    • Lloyd Center, Portland, OR: closing "as it prepares the property for a major redevelopment."
    • Jamaica Colosseum Mall, Queens, NY: The U.S. Sun reported that "its closure comes after the City Council approved plans for a rezoning effort meant to bring new development to the area. The new plans include the addition of new retail spaces and thousands of apartments."
    • Boynton Beach Mall, Boynton Beach, FL: "Lease termination notices have been issued in anticipation of the prospective redevelopment of the center," a spokesperson told the South Florida Sun Sentinel, The U.S. Sun reported. The plan is a mixed-use property.
  • Conditions and costs. Abrams Realty said of Exton Square Mall: "Operating the interior of the property has become untenable due to deteriorating conditions and rising utility costs."
  • Safety. At Ford City Mall in Chicago, IL, the city said the fire suppression system "has been riddled with leaks and hasn't functioned properly for the past two years."
  • Shoppers left. At Boulevard Mall, "the rise of online shopping and the inability to recover from the change in people's shopping patterns led the Boulevard to lock its exterior doors." In Bensalem, PA, the mayor said "the mall has been going downhill for the last few years," the Philadelphia Inquirer reported.
  • Debt. The malls in receivership or foreclosure point to loans. Pembroke Lakes Mall's owner "allegedly defaulted on the 2013-issued $260 million loan." Mainland City Centre "could not secure a buyer or refinancing."

"It's a shame," a shopper told Patch. "They're losing all of their stores. It's a ghost town."

Boynton Beach Mall opened in 1985. Most of its roughly 75 tenants have been told to leave, and WPTV reported that the notices tell them to vacate by Jan. 15, 2027. JCPenney "will be allowed to operate beyond January 15, because it owns its space independently," The U.S. Sun reported. The owner, Washington Prime Group, has the mall under a pending sale that "has not yet been officially finalized." A sale is not a closing; the closing date is what puts the mall on this list. "It wasn't shocking for sure, but I knew this day was going to come," Kevin Ng, who runs the mall's Sarku Japan, told WPTV.

What we counted

We read every mall and shopping-center record in our file one by one against its source. We count an enclosed mall when its source says the mall, or its interior, closed or set a closing in 2026. Open-air centers are listed but not counted. Malls in receivership, foreclosure or bankruptcy are listed separately and are not closings.

We left out malls that closed or went into receivership before 2026, temporary closings, sales and conversions where no source says the mall closes, single sources too thin to name a mall on, and strip centers and office buildings. Each mall is counted once. A closing date is printed only where a source states one.

This is a floor, not a total. We don't hold a count of all U.S. malls, so we can't give a share or a rate.

This page will be updated as more closings are recorded. Each update will be dated in the changelog below.
